Investment Profile

We look for acquisition opportunities that fit the following parameters:

  • Under-performing assets, with redevelopment, re-leasing and/or repositioning potential
  • Near term value-creation with strong mid-term cash-flow potential, and clear long-term capital appreciation
  • Urban areas or suburban core locations with proximity to rooftops, amenities, jobs, and mass transit hubs
  • Target hold periods of five years or more to capitalize on long-term-demand trends
  • Urban areas or suburban core locations with proximity to rooftops, amenities, jobs, and mass transit hubs

Market Focus

We are focused on deep U.S. gateway urban markets on the East Coast. These include more specifically:

  • The deepest MSAs in the Northeast and Mid-Atlantic corridor (New York City, Washington DC, Boston)
  • The growth MSAs in the southeast (Miami, Fort Lauderdale, West Palm Beach, and Atlanta)
  • And the Chicago MSA in the mid-west, considered selectively

Property Types

  • Residential (multi-family rental apartment properties, mixed-use urban properties)
  • Office (urban office buildings)
  • Retail (neighborhood shopping centers, retail power centers, and stand-alone retail sites)

Deal Size & Structures

  • Individual investments typically range between $10 million and $100 million
  • Investments across the capital structure (equity, mezz, preferred, and high-yield first mortgage)
  • Acquisitions in strategic co-managed ventures with the Infinity Group
